After completion of the construction work, the building survey must be carried out in order to record the building in the real estate register. In accordance with the Surveying and Cadastre Act, the newly constructed building or a building whose ground plan has been changed must be surveyed after completion in order to keep the real estate map up to date and complete. The proof in this public register is an essential basis for further planning and construction measures as well as for mortgage lending purposes.
The Surveying and Cadastre Act provides that the building survey can be carried out ex officio at the expense of the building owners if no application for the building survey has been filed within six months of the start of construction. The costs for the building survey are determined on the basis of the construction costs according to the Cost Ordinance for Official Surveying and the Expert Committees according to the Building Code.
The surveying and land registry office measures the building, prepares the survey documents and transfers them to the real estate register. The building is then entered in the real estate map and the owner receives a map extract.
